Mortgage Applications for New Home Purchases Increase 13.8% in May

If you believe the national news and think that Americans are not buying new homes, you have been misled!  Mortgage applications for new home purchases increased 13.8% on a year-over-year basis in May, according to the Builder Application Survey (BAS) from the Mortgage Bankers Association (MBA).  

THE MISINFORMATION:    Mortgage rates are HIGH and home inventory is LOW, so now is a terrible time to buy a new home!  "NOBODY"  is offering quality-built new homes at affordable prices. "NOBODY" has home finance programs to help with buying a new home. 

TRUTH:  Yes, mortgage rates are higher than the lowest rates in history that we enjoyed in 2020-2022, but they are not the highest by any means and when the rates drop a couple of points in the next couple of years, refinance is a great option when/if the interest rate drops enough lower payments significantly.  

MORE TRUTH:  GRANT is the "Nobody" home buyers are looking for!   Reputable builders are still building quality homes at fair prices. Long standing builders, like Grant, have recognized the need for affordable homes that include features and amenities that homebuyers want and deserve. Excellent mortgage lenders with special finance programs are wonderful partners who provide the best possible finance programs based on buyers' personal situations and goals.  The mortgage lender is just as important a choice in buying a new home as the builder.  Choose reputation, personal service, warranty, integrity.  Get what you pay for.  The best deal is not always the best deal for your family.

BOTTON LINE:  NOW truly is the best time to find the perfect home at the most affordable price with the best finance program ever.  The deals are not in the past - the deals are NOW.  Home equity is still the best way to invest your money and now is the best time to be pretty much guaranteed positive and steady equity growth.

THE FINISH LINE:  Wait and you will pay more.  Period.
